Executive detached house Oxted £2.5m 2018

BlackSand secured planning consent for a 6000 sq ft detached house on part of a residential garden releasing funds for the private owner client. The company arranged a joint venture partner to purchase and develop the site.

 

Site for two detached executive houses in Oxted £3.8m 2018

BlackSand was approached by a client wishing to downsize from a large detached house set in 1.5 acres. BlackSand secured planning consent for 2 x 3500 sq ft detached houses within the rear garden generating additional value of over £1m for the client. BlackSand arranged for the sale of the site to a corporate client and was retained by the owner during the development to look after the owners interests.

Site for 9 houses, Bembridge, Isle of Wight £4.1m 2017

BlackSand was approached by the owner of a 2 acre parcel of land with beach access. The site had been refused planning consent at appeal for 8 houses. Using its planning expertise BlackSand was able to resubmit and secure planning for 9 houses based on a joint agreement with the local community to provide 5 private and 4 affordable houses.

The consent secured just under £1m for the owner client and generated £4.1m of sales for the development company introduced by BlackSand.

The development made a contribution towards the preservation of the cliff path, enhanced the AONB, and provided 4 much needed starter homes for the local community. The award winning designs have been copied on other sites across the Island which we take as a compliment.

BlackSand introduced the lender and provided a full turn-key project management service to the corporate client including designing and running the on site show house.

Site for two detached executive houses 2019 £3.2m

Blacksand was approached by a local agent who was selling a bungalow on behalf of clients at an asking price of £800,000. BlackSand identified that the site had potential for two large detached houses and secured planning consent on behalf of the clients. BlackSand funded the planning consent with an option to purchase the site at £1m subject to planning on a no result, no fee basis so the client had no exposure to any planning risk.

The site was subsequently purchased and developed for two detached houses.

Site for 3 detached houses, Sevenoaks £3.2m 2019

Blacksand obtained planning consent for a private client for the conversion of redundant commercial stables into three detached houses. The site was located within the Green Belt on the outskirts of Sevenoaks and close to a site designated for nature conservation.

Site for 3 detached houses central Sevenoaks £4m 2020

Planning permission obtained for 3 detached houses on a 0.6 acre site in central Sevenoaks formally a large bungalow and detached garage securing the private owner 

a significant premium over the asking price.

Site for 2 houses Wraylands Drive, Reigate £3.2m 2020

Detached chalet bungalow located in Wray Common Conservation Area adjacent to an Historic Asset. Blacksand designed the houses to reflect the local architecture securing permission for the client for two detached houses following previous failed attempts by their planning consultants.

Site for detached house to rear of existing dwelling 2020

Blacksand overturned a planning application for a detached house at the rear of a clients private house which had been lost at Appeal by the applicants planning consultant. Blacksand are now acting as project managers for the build.

Planning consent submitted for 4 detached houses in a small village on the outskirts of Sevenoaks on the site of a 1950's built detached house for a private client.
